1. Company information and business model
Perfect Living Services Limited is Registered in England & Wales and operates through an international group structure designed to support technology, operational excellence and international expansion. Individual operating companies are responsible for service delivery in their respective jurisdictions. International operations are supported by Perfect Living Services FZE LLC, Ajman NuVentures Centre Free Zone, United Arab Emirates. Perfect Living Services operates as a private property services company and organised service desk. The business arranges and manages cleaning, handyman, plumbing, electrical, decorating, bathroom, kitchen, waste, gardening, commercial and property maintenance services for homeowners, tenants, landlords, Airbnb hosts, hotels, offices, estate agents, facilities managers and property managers. The company may use employees, contractors, specialist partners, booking systems, customer support tools, photo records, AI-assisted operational systems and third-party platforms to deliver and document services. AI may support scheduling, quote preparation, routing, reminders and quality control, but final operational decisions remain with trained people.
2. Definitions
"Perfect Living", "we", "us" and "our" mean the Perfect Living Services business handling the enquiry or booking. "Customer", "you" and "your" mean the person, company, landlord, tenant, agent, hotel, property manager, facilities manager or other organisation requesting services. "Services" means any cleaning, trade, maintenance, repair, renovation, emergency attendance, property readiness, commercial, hospitality, landlord or property management support supplied or arranged by us. "Booking" means a confirmed appointment or service arrangement. "Estimate" means a guide based on information available at the time. "Fixed quote" means a written quote for a clearly defined scope and known site conditions. "Variation" means a change to price, timing or scope required because of extra work, hidden defects, changed instructions, access issues, urgent circumstances or newly discovered conditions.
3. Enquiries, bookings and confirmation
Customers may contact Perfect Living through the website, telephone, WhatsApp, email, client hub, Jobber, review platforms, advertising channels, directory listings or other lead sources. An enquiry is not a confirmed booking. A booking is confirmed only when availability, service type, address or area, scope, access requirements, price basis and appointment timing are accepted or confirmed by us in writing or through an approved booking system. For urgent, same-day and emergency work, confirmation may be shorter and operational, but the customer must still provide accurate information. We may decline a booking where the task is outside our capability, unsafe, unlawful, unclear, poorly scoped, commercially unreasonable, likely to create a dispute, or better handled by a specialist regulated contractor.
4. Estimates, fixed quotes and pricing
Guide prices, calculator results, website prices and verbal indications are estimates unless clearly confirmed as fixed quotes. Estimates may change after inspection, photos, video review, access checks or discovery of site conditions. A fixed quote applies only to the exact work described, the property condition reasonably visible or disclosed at the time, normal access, normal working hours unless stated, and the materials or labour included in writing. Prices may increase for parking, congestion charge, ULEZ, tolls, waiting time, extra rooms, heavy soiling, specialist materials, urgent routing, out-of-hours attendance, commercial compliance, additional visits, waste disposal, hidden damage, unsafe conditions or customer changes. We aim to keep pricing clear, but we will not absorb costs created by inaccurate information, undisclosed conditions or work outside scope.
5. Deposits, payment and late payment
Deposits, prepayment or card confirmation may be required for one-off cleaning, end-of-tenancy cleaning, deep cleaning, emergency attendance, materials, renovation work, commercial work, hotel work, high-value bookings, repeat client onboarding or bookings made through third-party platforms. Payment is due according to the agreed terms. If no alternative written payment terms are agreed, payment is due on completion, on invoice, or before release of final documentation where appropriate. Late payment may lead to reminder fees, interest, recovery costs, suspension of future services, withdrawal of account terms and debt recovery action. Commercial customers must ensure purchase order numbers, billing contacts and approval routes are supplied before work starts. Disputing part of an invoice does not automatically suspend the obligation to pay undisputed amounts.
6. Scope of work, additional work and variations
The service is limited to the rooms, tasks, time, materials, access, instructions and exclusions agreed before work starts. Additional work is not included because it is nearby, convenient, visible, requested on site or expected by the customer after arrival. Where extra work is identified, we may provide a variation quote, ask for written approval, pause the job, complete only the original scope or recommend a specialist. Variation examples include extra bathrooms, heavier dirt, mould, damaged silicone, rotten timber, failed substrates, blocked drains, electrical faults, hidden leaks, missing parts, unsuitable customer materials, more waste than described, unsafe ladders, access delays, additional rooms, tenant obstruction, building rules or guest check-in pressure. Urgent protective action may be taken where reasonable to reduce immediate risk, but full repair may require further quote and return visit.
8. Access, customer responsibilities and attendance
Customers must provide accurate address details, postcode, access codes, key arrangements, parking information, building rules, concierge instructions, lift restrictions, tenant details, guest status, pets, vulnerable occupants, working hours and any known hazards. Customers are responsible for obtaining permission from owners, landlords, tenants, freeholders, building managers, hotels, concierge teams, neighbours, estate agents or commercial occupiers where required. If access is not available, keys are missing, the wrong address is supplied, the customer is absent, a tenant refuses access, a concierge blocks entry, a permit is missing or the property is unsafe, no-access, waiting time, cancellation or false call-out charges may apply. Our teams and contractors are not required to wait indefinitely or enter unclear, unsafe or disputed premises.
9. Parking, charges, waste and materials
Parking, ULEZ, congestion charge, tolls, permits, loading bay charges, estate access charges and similar costs are not included unless expressly stated. Where such costs are required to attend or complete the booking, they may be charged to the customer. Materials, parts, paint, sealant, fittings, tiles, fixings, cleaning chemicals, specialist products, waste bags, protective coverings and consumables are excluded unless included in the quote. Customer supplied materials remain the customer's responsibility for quantity, quality, suitability, defects, compatibility, missing pieces and manufacturer instructions. Waste removal is included only where expressly agreed. Trade waste, bulky waste, garden waste, electrical waste, hazardous materials, renovation debris and disposal fees require separate approval and lawful handling.
10. Completion, sign-off, photos and quality control
Completion may be confirmed by customer sign-off, message confirmation, job note, photo evidence, video evidence, invoice issue, departure from site or practical completion of the agreed scope. Customers should inspect promptly and raise concerns in writing with photos or video evidence as soon as reasonably possible. Perfect Living may use arrival confirmations, before photos, progress photos, completion photos, contractor notes, customer messages, call records, invoices and system records for quality control, training, insurance, dispute handling and operational improvement. Photo or video verification is an operational tool and does not create a structural, gas, electrical, legal, insurance or survey report. Where a fair issue is raised, we may offer inspection, correction, reattendance, credit, partial adjustment or written explanation depending on the evidence and scope.
11. Cancellations, guarantees, liability and disputes
Cancellations, rescheduling, no access, false call-outs and refund rules are explained in the separate Cancellation Policy and Refund Policy, which form part of these Terms. The Service Guarantee explains what may be covered and what is excluded. To the fullest extent permitted by law, Perfect Living is not liable for indirect loss, loss of profit, loss of rent, loss of booking revenue, business interruption, guest compensation, loss of opportunity, reputational damage, platform penalties, consequential loss or issues outside the agreed scope. Nothing in these Terms excludes liability where the law does not permit exclusion. Complaints must be raised in writing with evidence and a reasonable opportunity for review. These Terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales unless a mandatory consumer rule requires otherwise.

These pages are written to explain Perfect Living Services' operating rules in clear commercial language. They are not a substitute for independent legal advice, but they are intended to form part of the customer information and booking framework used by the company.
